September brought another shift in the Calgary real estate market.

💰 $573,000 median sale price
💵 $646,747 average sale price
⏱️ 44 days on market
Compared with September 2025, sales were down about 3%, while new listings were down more than 13%. Average prices were up nearly 5%.
The big takeaway?
Calgary is a much more balanced market than we saw during the extremely competitive years — but the market isn't the same everywhere.
Different communities, price ranges and property types are seeing very different levels of demand.
