š What Iām Watching in Calgary Real Estate This October
October is here, and I think the biggest story in Calgary real estate right now is how different the market looks depending on what youāre buying or selling.
The latest September numbers show a market that is becoming more balanced, with fewer sales and fewer new listings compared with last year, while prices have remained relatively steady.
Hereās what Iām watching going into October:
š Buyers have more choice in some segments
There are more options available in certain parts of the market, which can give buyers more room to negotiate.
š” Detached & semi-detached homes
These markets are still relatively balanced, with demand holding up better than some of the higher-density segments.
šļø Row homes
Thereās more supply and competition in this segment, giving buyers more choice and making proper pricing particularly important.
š¢ Apartments
This continues to be the segment with the most supply relative to demand. That creates more competition between sellers and more negotiating room for buyers.
My take going into October
I don't think October is going to be about a huge Calgary-wide price swing.
I think it's going to be about buyers having more choice in some segments, while well-priced homes in the right communities continue to attract attention.
For sellers, pricing properly from the start matters. For buyers, there may be opportunities to negotiate that weren't as common a couple of years ago.
And as always, the Calgary market isn't one market. Your community, property type, price range and condition of the home can make a big difference.
If you're thinking about buying or selling this fall and want to know what the market looks like for your specific Calgary neighbourhood, give me a call. I'm always happy to give you the straight answer.
