Lake Chaparral, Calgary | Community Spotlight

Chaparral is Calgary's deep-south lake community — built around a lake its residents get all to themselves.

The lake. Established in 1995, Chaparral wraps around a 32-acre artificial lake with a sandy beach — kayaks and paddleboards in summer, skating when it freezes in winter.

The park. Beside the lake sits a 21-acre park with two waterfalls, lawns and pathways — the community's backyard.

Fish Creek at the edge. Fish Creek Provincial Park's trails begin where the community ends, and Blue Devil Golf Club winds through the river valley below.

In the Second World War they stopped fixing trains and built more than 3,000 naval guns and 1,650 gun mounts.

Today’s Ogden. Tree-lined streets in Lynnwood and Millican, George Moss Park, Pop Davies Athletic Park, and the Bow River pathways at its edge — one of Calgary’s oldest communities, established in 1912.

Thinking of buying or selling in Ogden?

Silver Springs is one of Calgary’s best-kept secrets — a northwest community where a whole forest was planted to celebrate newborn babies.

The Birthplace Forest. In 2002, 7,000 trees were planted at the gate of Silver Springs — one for every baby born in Calgary. It was one of nine BirthPlace Forests across the city, and more than 54,000 trees went in over the program’s run.

The Botanical Gardens. Growing out of that forest since 2006, the Botanical Gardens of Silver Springs now spread across 20 acres — 24 theme gardens, a grass labyrinth and forested paths, all run by volunteers and free to visit year-round.

Bowmont Park. Along the community’s south edge, Bowmont Park’s trails, boardwalk, lookouts and wetlands hug the Bow River, and the 18-hole Silver Springs Golf & Country Club winds through the east side.

Thinking of buying or selling in Silver Springs? It sits on the city’s northern edge, with Stoney Trail to the north, Deerfoot Trail and Nose Creek to the east, and the airport less than 10 kilometres away. Kids here go from kindergarten to Grade 12 without leaving the community, and Nose Creek Parkway runs along its eastern edge — paved trails, picnic spots, and a split glacial rock.

Would you live here? The Deane House, called the most haunted building in the city. The Fairmont Palliser, where phantom parties never ended. The Hose & Hound, where a fire chief’s monkey — and his horse — never left. The GRAND Theatre, where a lady in a flowered dress vanishes. And Prince House at Heritage Park, where a mother is still seen on the third floor.

Would you stay the night in any of these? Established in 1994, home to 25,535 neighbours across 6.3 square kilometres — one of Calgary’s largest communities, built on land that was once a working rock quarry. The stones from that quarry went into Calgary’s historic City Hall, so a piece of Panorama Hills has been standing downtown for over a century.

Would you live here? A main street, a river beach, and a school on your street. This is Altadore.

Altadore sits in Calgary’s inner city southwest, between Crowchild Trail and the Elbow River. It’s an established community, built mainly in the 1950s, and it has kept its village feel while the city grew up around it.

A main street of its own

Thirty-third Avenue is Marda Loop — more than a hundred shops, cafés and restaurants right in the neighbourhood. Groceries, coffee, dinner out, everyday errands: most of it is a short walk from home. The Marda Loop Communities Association is active here too, so there’s always something going on.

The river is the backyard

River Park runs along the Elbow River — 52 acres of pathways and off-leash space, and a direct link into Calgary’s pathway system. Just south, Sandy Beach Park has a sandy shore on the Elbow, picnic spots, a playground and river access. Its pathway was rebuilt in 2025.

Schools in the community

Altadore School (kindergarten to Grade 6) sits right in the community. Dr. Oakley School (grades 3–9) and Lycée Louis Pasteur are also in Altadore. Designated junior high is Mount Royal Junior High, and designated senior high is Central Memorial High School. (School designations can change — check with the Calgary Board of Education for the current boundaries.)

Getting around

Buses on the 7, 13 and 22 run through the community, and the 39th Avenue CTrain station is close by. Crowchild Trail and 14th Street SW are the main road links, and downtown is a short drive.

The homes

Fifties bungalows beside brand-new infills — that’s the Altadore streetscape. Inner-city living with a main street, a river and a school on your street.

Thinking of buying or selling in Altadore?
Community Spotlight: Signal Hill — 16,000 Stones on This Hillside

Signal Hill is southwest Calgary’s ridge-top community with one of the city’s most visible landmarks: four giant numbers — 51, 113, 137, and 151 — spelled out in 16,000 whitewashed stones on the hillside at Battalion Park, placed by Canadian soldiers training at Camp Sarcee in 1915–16. You can see them from across the city. Living here means living beside a piece of Calgary history.

▶ Watch the Signal Hill Community Spotlight video (27 seconds):

https://youtube.com/shorts/rRkpN5oAeCg

🎬 My YouTube channel — a new Calgary community every day:

https://www.youtube.com/@reynoldsrealestate01

The homes

Signal Hill covers a lot of ground: established streets in Signal Ridge and Sienna Hills (the community dates to 1986), mountain-view homes along the ridge, and condo options for 55+ living. It’s a west-side community built for people who want views, quiet streets, and quick access to the rest of the city.

The lifestyle

Battalion Park itself is the headline — 93 hectares of pathways and viewpoints on the hill, plus the Rotary/Mattamy Greenway running through the area. Day to day, Westhills Towne Centre, Signal Hill Centre, and Westmarket Square cover the shopping, and the Westside Recreation Centre is close by. Sarcee Trail, Glenmore Trail, and Stoney Trail put downtown and the mountains within easy reach.

The schools

Battalion Park School (K-6) sits right in the community, with Menno Simons Christian School (K-9) nearby and Ernest Manning High School and Griffith Woods School close by.

Why buyers like it

The views and the landmark. Ridge-top sunsets, the giant numbers on the hill, and a community that has been established for decades — Signal Hill is one of those west-side pockets people move to and stay in.

🏡 Search all Signal Hill homes for sale:

https://brianreynolds.ca/homes-for-sale-in-signal-hill.html

Thinking of buying or selling in Signal Hill?
Community Spotlight: Evergreen — Fish Creek Park at Your Door

Evergreen is southwest Calgary’s park-side community — literally. Fish Creek Provincial Park, one of Canada’s largest urban parks, runs along its entire northern edge, so trails, picnic spots, and Sikome Lake beach are minutes from home, not a drive across town.

▶ Watch the Evergreen Community Spotlight video (27 seconds):

https://youtube.com/shorts/bFXvqq-PxVk

🎬 My YouTube channel — a new Calgary community every day:

https://www.youtube.com/@reynoldsrealestate01

The homes

Evergreen is really two communities in one. Evergreen Estates, the older, established section north of Fish Creek Boulevard (established 1986), and the newer Evergreen to the south (established 1999) — each with its own community association and its own feel. Quiet streets, family homes, and the park at the end of the road.

The lifestyle

This is the whole pitch: Fish Creek Park as your backyard. More than 80 kilometres of trails for walking, running, and cycling, fishing in the creek, bird watching, picnic areas, and Sikome Lake beach in the summer — plus cross-country skiing when the snow comes. Add playgrounds and green spaces throughout the community, and Shawnessy’s shops and LRT station close by for everything else.

The schools

Families are well covered: Evergreen School, Marshall Springs School, and Dr. Freda Miller School serve the community, with more options in neighbouring Shawnessy and Bridlewood.

Why buyers like it

The park, plain and simple — you don’t get Fish Creek at your door in many Calgary communities, and you certainly don’t get it with Evergreen’s quiet, established streets and quick access to Stoney Trail and Macleod Trail. It’s the rare southwest pocket that feels like an escape without leaving the city.

🏡 Search all Evergreen homes for sale:

https://brianreynolds.ca/homes-for-sale-in-evergreen.html

Thinking of buying or selling in Evergreen?
Community Spotlight: Arbour Lake — NW Calgary's Only Lake Community

Arbour Lake is the first and only lake community in northwest Calgary — established in 1993 by Genesis Land Development and home to about 10,300 residents. For NW buyers who want a private lake without leaving the quadrant, Arbour Lake is the only name on the list.

▶ Watch the Arbour Lake Community Spotlight video (28 seconds): https://youtube.com/shorts/mFpVnh5BkMA

🎬 My YouTube channel — a new Calgary community every day: https://www.youtube.com/@reynoldsrealestate01

The homes

A classic NW mix: detached homes (about three-quarters of the community), executive properties, townhomes, and condos — including lakefront and lake-access options that rarely come up. With Arbour Lake West still building new townhomes through winter 2027, there’s new construction in the mix too.

The lifestyle

The private ~10-acre freshwater lake is the centre of it all: a private beach, lake house, paddle boats, and fishing for rainbow trout in summer; skating and hockey in winter. (Note for buyers: the Residents Association lake fee is mandatory and registered on title.) Beyond the lake: Crowfoot Crossing’s 273,000 sq ft of shops, cinema and restaurants, the Crowfoot YMCA and aquatic centre, the library — and the Crowfoot CTrain with its 1,345-stall park-and-ride. Costco is six minutes away.

The schools

Arbour Lake School (grades 6–9) and Robert Thirsk High School are both in-community; designated elementary is Citadel Park School (K–5) next door, plus St. Ambrose (K–9 Catholic) in the community.

Why buyers like it

It’s the only lake community in the NW — private beach, lake house, year-round lake living — with established homes, in-community schools, and Crowfoot’s shopping and CTrain minutes away. If lake life is the goal and the NW is home, this is it.

🏡 Browse current Arbour Lake listings: https://brianreynolds.ca/homes-for-sale-in-arbour-lake.html

Thinking of buying or selling in Arbour Lake?
Community Spotlight: Cranston — Calgary's Hottest River Community

Cranston is southeast Calgary’s river community — named one of the city’s hottest neighbourhoods in RE/MAX’s 2024 Liveability Report. Built by Carma starting in 1999, it sits right where the Bow River meets Fish Creek Provincial Park, and it’s become one of the SE’s most sought-after places to live.

▶ Watch the Cranston Community Spotlight video (26 seconds): https://youtube.com/shorts/_Z_WH77ImHQ

🎬 My YouTube channel — a new Calgary community every day: https://www.youtube.com/@reynoldsrealestate01

The homes

From townhomes in the low $200Ks to Riverstone estates in the $1.5M+ range, Cranston covers the full spectrum. Riverstone — the estate enclave wrapped in natural green space at the edge of Fish Creek — is the crown jewel, with homes backing onto pathways, wetlands, and the river valley. There are 87 homes for sale in Cranston right now ($212,900–$953,000 on the current list).

The lifestyle

Century Hall is the heart of it: a 22,000 sq ft Cranston Residents Association facility with a full-size gym, gated park, tennis courts, hockey rink, basketball courts, playground, and splash park — all included in the HOA fees, plus kids’ programs, day camps, and a Stampede breakfast. Add Fish Creek’s trails at your door, Cranston Market nearby, and Seton’s shopping district, Cineplex, YMCA, and South Health Campus just minutes away.

The schools

Four schools in or beside the community: Cranston Elementary (K-4), Dr. George Stanley (5-9), Joane Cardinal-Schubert (10-12), and Christ the King (Catholic K-9) — families are well covered.

Why buyers like it

The river, plain and simple — Bow River frontage, Fish Creek trails, and the Riverstone pocket make Cranston feel like an escape without leaving the city. Strong amenities, good schools, and quick access to Seton and the South Health Campus round out the package.

🏡 Search all 87 homes for sale in Cranston: https://brianreynolds.ca/homes-for-sale-in-cranston.html

Thinking of buying or selling in Cranston?
Community Spotlight: Lake Bonavista — Canada's First Lake Community

Before Lake Bonavista, no one in Canada had built a community around a man-made lake. In 1967, they dug a 52-acre lake out of flat prairie in Calgary's southeast — and one of the country's most loved lake communities was born.

▶️ Watch the Lake Bonavista Community Spotlight video (40 seconds):
https://youtube.com/shorts/_ePNZcaeeNw

🎬 My YouTube channel — a new Calgary community every day:
https://www.youtube.com/@reynoldsrealestate01

The homes

Lake Bonavista runs the full range: condos and townhomes for first-time buyers, family homes on quiet streets, and stunning lakefront estates along the second lake, Bonaventure. Right now there are 20 homes listed, from $297,500 up to a $5,795,000 lakefront — lakefront homes here hold their value, so sellers are in a strong position.

The lifestyle

This is the lake life, every day. Private beaches, boating, fishing, tennis courts — and when the lake freezes, it becomes the neighbourhood skating rink. Fish Creek Provincial Park borders the community to the south for hiking and cycling, and Southcentre Mall is minutes north for everything else.

The schools

Families are well set: schools right in the community, with more options across the southeast.

Why buyers like it

There's only one first. Lake Bonavista has been the name people think of when they say "lake community in Calgary" for nearly 60 years — established, mature, and with a private lake almost nobody else gets. People move here for the summers and stay for everything else.

🏡 See all 20 homes currently for sale in Lake Bonavista:
https://brianreynolds.ca/homes-for-sale-in-lake-bonavista.html

#LakeBonavista #CalgaryRealEstate #YYCRealEstate #CalgaryHomes #LakeCommunity #MovingToCalgary #FishCreekPark

REASONS TO LIVE IN WOODBINE - Community Spotlight

Woodbine: Established Southwest Living on the Edge of Fish Creek Park

Woodbine is a well-established southwest Calgary community known for its mature trees, quiet residential streets, and direct connection to Fish Creek Provincial Park. Developed in the late 1970s and early 1980s, it sits at the western edge of the city, bordered by Anderson Road to the north, 24 Street SW to the east, Fish Creek Provincial Park to the south, and Tsuut’ina Trail (the southwest ring road) to the west. It offers a calm, settled neighbourhood feel with groceries, schools, and major routes close at hand, making it a great fit for families, first-time buyers, and anyone who wants nature on their doorstep without giving up city convenience.

Why Live in Woodbine?

Fish Creek Park at Your Doorstep: Woodbine’s southern edge borders one of the largest urban parks in North America, with trails for walking, running, cycling, and cross-country skiing just minutes from home.

Mature, Established Feel: Tree-lined streets, long-standing homes, and a settled community give Woodbine a character that newer developments take decades to build.

Strong Community Spirit: The Woodcreek Community Association keeps the calendar full with programs and events for all ages.

Excellent Access: Anderson Road, Stoney Trail, and the MAX Yellow bus line make it easy to get downtown, across the city, or out toward the mountains.

Top Amenities in Woodbine

Shopping & Dining

Woodbine Square (2525 Woodview Dr SW) is the community’s everyday hub, anchored by Safeway, Shoppers Drug Mart, and Scotiabank, with health and professional services such as dental, optometry, chiropractic, and physiotherapy nearby. For bigger shopping trips, Southcentre Mall is a short drive east on Anderson Road, and the Costco and Shops at Buffalo Run on Tsuut’ina Nation land are only minutes away via Stoney Trail.

Parks & Recreation

Fish Creek Provincial Park is the star attraction, but Woodbine also has its own green spaces, including Woodbine Park and Woodborough Park, with playgrounds, open fields, and pathways. The Woodcreek Community Association, which serves both Woodbine and neighbouring Woodlands, offers tennis courts, permanent pickleball courts, a skateboard park, two paved skating rinks, basketball nets, and several playing fields. Annual highlights include a Stampede Breakfast, a community clean-up, and Skate with Santa.

Schools & Family Appeal

Woodbine is home to Woodbine School (Calgary Board of Education, K-6) and St. Jude Elementary (Catholic, K-6), with additional public and Catholic schools in neighbouring Woodlands, Cedarbrae, and Braeside. Junior high and high school designations depend on your address, so families should confirm boundaries and eligibility with the Calgary Board of Education or Calgary Catholic School District.

Transit & Accessibility

MAX Yellow, Calgary’s bus rapid transit line, begins at Woodpark Station in the Woodbine and Woodlands area and runs to downtown via 14 Street SW, with stops at Southland Leisure Centre, Rockyview General Hospital, Mount Royal University, and Marda Loop. Local bus service, including Route 56, has also connected the community with Anderson LRT Station, so check Calgary Transit for current routes and schedules. Like much of the southwest, most residents rely on driving for everyday trips, and quick access to Anderson Road and Stoney Trail makes that easy.

Things You May Not Know About Woodbine

Woodbine is the end of the line for MAX Yellow. The route’s southern terminus sits right in the community, so Woodbine residents start their commute at the front of the line.

Woodbine and Woodlands share one community association. Woodbine and its eastern neighbour Woodlands are both represented by the Woodcreek Community Association, so programs, rinks, and events are shared between the two communities.

Fish Creek Park is bigger than most people realize. It covers roughly 13.5 square kilometres, stretches about 19 km from east to west, and is more than three times the size of Vancouver’s Stanley Park. It offers more than 100 km of trails and over 200 species of birds, and wildlife cameras have even captured cougars, bears, bobcats, and moose.

The park nearly never happened. Fish Creek Valley was protected in large part because the province, led by then-Premier Peter Lougheed, stepped in to preserve it before the city grew over it. Woodbine homeowners benefit from that decision every day.

Woodbine borders the Tsuut’ina Nation. That puts Costco, the Shops at Buffalo Run, and the southwest ring road within a couple of minutes of many Woodbine homes.

Most homes were built between the late 1970s and the 1980s. The typical Woodbine home is around 45 years old, which means many have been renovated and some are due for updates. Buyers should ask about roofing, windows, furnaces, and plumbing. In particular, homes built between roughly 1978 and 1995 may have Poly-B water lines. Many Alberta installations used copper or brass fittings, but some insurers still ask about Poly-B or require an inspection, so it is worth confirming before you buy.

It is a settled, long-term community. Woodbine has roughly 9,000 residents (2016 Census) and a somewhat older age profile than Calgary overall, with seniors making up a larger share of the population than the city average.

Real Estate in Woodbine

Detached Homes: Single-family homes make up most of the community, in a mix of layouts. Many have been renovated, and homes on or near the Fish Creek ridge often sit at the higher end of the price range.

Townhomes: Row and townhouse complexes offer a more affordable way into southwest Calgary, popular with first-time buyers, downsizers, and investors.

Limited Inventory: Woodbine is a smaller community, so there are often only a handful of homes available at any one time. Working with a local REALTOR® who can alert you early helps you move quickly when the right home appears.

Discover Life in Woodbine

Woodbine pairs quiet, mature surroundings with Fish Creek Park, everyday shopping within the community, and fast routes to the rest of Calgary. If you picture morning walks on the park pathways, a short drive to school and groceries, and a friendly neighbourhood with real community spirit, Woodbine is a southwest gem worth a look.

Find Your Home in Woodbine

Thinking about making the move? Browse homes for sale in Woodbine to see what is available right now.
Calgary Housing Market Forecast: October 2026

🏠 What I’m Watching in Calgary Real Estate This October

October is here, and I think the biggest story in Calgary real estate right now is how different the market looks depending on what you’re buying or selling.

The latest September numbers show a market that is becoming more balanced, with fewer sales and fewer new listings compared with last year, while prices have remained relatively steady.

Here’s what I’m watching going into October:

🔑 Buyers have more choice in some segments
There are more options available in certain parts of the market, which can give buyers more room to negotiate.

🏡 Detached & semi-detached homes
These markets are still relatively balanced, with demand holding up better than some of the higher-density segments.

🏘️ Row homes
There’s more supply and competition in this segment, giving buyers more choice and making proper pricing particularly important.

🏢 Apartments
This continues to be the segment with the most supply relative to demand. That creates more competition between sellers and more negotiating room for buyers.

My take going into October

I don't think October is going to be about a huge Calgary-wide price swing.

I think it's going to be about buyers having more choice in some segments, while well-priced homes in the right communities continue to attract attention.

For sellers, pricing properly from the start matters. For buyers, there may be opportunities to negotiate that weren't as common a couple of years ago.

And as always, the Calgary market isn't one market. Your community, property type, price range and condition of the home can make a big difference.

If you're thinking about buying or selling this fall and want to know what the market looks like for your specific Calgary neighbourhood, give me a call. I'm always happy to give you the straight answer.

— Brian Reynolds
Calgary REALTOR®

Calgary Real Estate Market Update: September 2026

September brought another shift in the Calgary real estate market.

Here’s the quick snapshot:

📊 1,547 homes sold
🏠 3,151 new listings
📍 6,724 active listings
💰 $573,000 median sale price
💵 $646,747 average sale price
⏱️ 44 days on market

Compared with September 2025, sales were down about 3%, while new listings were down more than 13%. Average prices were up nearly 5%.

The big takeaway?

Calgary is a much more balanced market than we saw during the extremely competitive years — but the market isn't the same everywhere.

Different communities, price ranges and property types are seeing very different levels of demand.

If you're thinking about buying, selling or simply want to know what your Calgary home is worth, I'm happy to give you a straight answer based on what's actually happening in your neighbourhood.

📩 Message me anytime.

#CalgaryRealEstate #CalgaryRealtor #CalgaryRealEstateAgent #CalgaryHomes #YYCRealEstate #CalgaryHousingMarket #CalgaryHomeBuyers #CalgaryHomeSellers
